Special November Land-Use Meeting

We just learned that the NPU-E will vote on two legislative topics specific to zoning during their November 6th meeting, therefore we are calling this special HPCIA Land-Use meeting to allow HPCIA members to learn more about the project and voice their concerns/opinions.

Z-18-100 – An Ordinance to amend the Zoning Ordinance of the City of Atlanta (Part 16), as amended, by amending and clarifying various provisions of the text of the Zoning Ordinance, including individual zoning district regulations, with regard to the subject areas and provisions that follow: Accessory Dwellings (Section 1 below); Definitions (Section 2 below); Uses in Industrial Districts (Section 3 below); Loading Requirements (Section 4 below); MRC Residential Density (Section 5 below); New Multi-Unit Housing Zoning District and Regulations (Section 6 below); Parking (Section 7 below); Neighborhood Design Standards (Section 8 below); Telecommunications (Section 9 below); Transitional Height Planes (Section 10 below); and Quality of Life Districts (Section 11 below); to amend multiple sections of the Zoning Ordinance related to bicycle parking requirements so as to coordinate with certain cross references in Ordinance number 18-O1023 (Z-17-93) and correct certain scrivener’s errors therein (Section 12); to repeal conflicting laws; and for other purposes.

The proposed MR-MU zoning will have a significant impact on Home Park.. This zoning will be allowed in neighborhoods that are zoned low density or medium density and will allow developers to build 12-unit apartment houses among single family houses with zero lot lines. Neighborhoods that are zoned “single family residential” like most of Virginia Highlands and Morningside will be protected from this.  However, Home Park is not zone “single family residential” It’s zone low density/med density.

Z-19-122 – An Ordinance by Councilmembers Joyce Shepherd, Carla Smith and Cleta Winslow to amend the 1982 Atlanta Zoning Ordinance, as amended, by amending the C-1 (Community Business), C-2 (Commercial Service), C-3 (Commercial Residential), C-4 (Central Area Commercial Residential), C-5 (Central Business Support), I-1 (Light Industrial), and I-2 (Heavy Industrial) zoning districts so as to require a 1,500 foot distance between service stations; and for other purposes.

November Board Meeting

The HPCIA Board Meetings are only open to active Board Members of the HPCIA. The meetings start at 7:30 PM. If there is a topic you would like the HPCIA Board to discuss, please email president@homepark.org.
